Gables Riverwalk in Fort Lauderdale stands as a real-world example of centralized connectivity shaping move‑in experiences and future smart-building upgrades.

Gables Riverwalk, a luxury tower along the New River in Fort Lauderdale, has been highlighted as a practical blueprint for connected living thanks to a bold partnership with Aerwave. The project blankets the property with a centralized Wi‑Fi network designed to streamline move‑in, sustains guest access for residents, and supports planned smart-building upgrades.

Opened in November 2025, the 40‑story tower faced the typical multifamily connectivity hurdles—long install times, resident hardware confusion, and an onsite staff load tied to troubleshooting. Rather than selling separate internet packages per unit, Gables adopted Aerwave’s bulk managed Wi‑Fi model. The approach preinstalls in‑unit equipment and lets residents activate service via a QR code in under five minutes.

“Gables Riverwalk is an important proof point for what is possible when a forward‑thinking owner and a purpose‑built managed Wi‑Fi partner come together,” said Ed Wolff, CEO of Aerwave, framing the project as a model for how modern, high‑performing multifamily assets will be connected going forward.

The network relies on a fiber‑backbone with RUCKUS R550 access points to deliver roaming without drops and hotel‑grade coverage across units and amenities, according to Aerwave’s case study.

Operationally, the centralized model aims to reduce service escalations and free onsite teams for core duties. Aerwave provides 24/7 domestic support with an average response time of about 42 seconds and reports 99.8% uptime across the Gables portfolio.

From a financial perspective, Gables describes the arrangement as NOI‑friendly: Aerwave funds and operates the network through a monthly service model, creating potential new revenue streams and efficiency gains without a large upfront capital expense. The partnership spans multiple Gables properties, totaling more than 1,000 units—two already live and two under construction.

James Hamrick, senior vice president of information technology at Gables Residential, said the platform delivers a scalable digital backbone that supports ongoing tech needs and aligns with a best‑in‑class resident experience. Wolff added that the collaboration is about more than Wi‑Fi; it’s about building a digital foundation for how residents live, work, and connect today and in the future.
