Capitol Hill Advocacy by NMHC and RETTC

NMHC and RETTC coordinated a cross‑sector push on housing affordability, financing, and technology during the Fall Meeting and Advocacy Day in Washington, D.C.

The National Multifamily Housing Council (NMHC) convened its Fall Board of Directors Meeting September 15–17, 2025, in Washington, D.C., highlighting policy and advocacy as central to the rental housing sector and ending with the NMHC/RETTC Advocacy Day on Capitol Hill.

Council members from the Real Estate Technology and Transformation Center (RETTC) joined as Advocacy Day concluded, with more than 70 meetings across 21 states on Capitol Hill, engaging lawmakers from both parties on housing and technology priorities.

The event underscored three core priorities: housing affordability, housing finance reform, and technology. Attendees stressed the need to expand the Low-Income Housing Tax Credit, create a Workforce Housing Tax Credit, boost subsidies like Section 8, HOME, and FHA Multifamily, and reduce regulatory barriers to accelerate supply.

On capital formation, NMHC and RETTC urged Congress to safeguard the government-sponsored enterprises\’ (GSE) role in multifamily lending, preserve current GSE risk-transfer models, and ensure any transition out of conservatorship minimizes market disruption and taxpayer risk.

Technology discussions focused on AI, broadband connectivity, and data privacy. Policymakers were urged to pursue a balanced federal approach to AI, enact a comprehensive data privacy standard, and support broadband deployment measures such as bulk billing and managed Wi‑Fi to lower costs for renters.
